New Site Plan Permits

A site plan permit is required for work shown on an Arlington County Site Plan or work shown on a Fairfax County SP, SD, PI, MSP or RGP Plan.  These plans require approval from the appropriate county and recommendation for approval by VDOT.

NOTE: Good right-of-way management principles dictate that all site plans permits issued in the VDOT right-of-way be monitored on a regular basis.  NOVA Fairfax Permits sets up accounts receivable to cover inspectors time and equipment.  Inspectors monitor sites for proper erosion and siltation control, safety issues, and work affecting the right-of-way.

Overall Process

  1. Obtain approved recommendation from VDOT Land Development (when applicable)

  2. Submit Surety Estimate to VDOT Fairfax Permits for review - include:

    • Full Set of Plans

    • Work in VDOT Right-Of-Way to be colored per

      (see Site Plan Permit Guidelines)

    • Complete Estimate Worksheet stamped by a licensed engineering professional.

    • Permittee's self addressed stamped envelope

      (to ensure accurate and timely return of reviewed packages).

  3. Upon receipt of checklist submit all items to VDOT Fairfax Permits for final review

  4. Receive approved permit, and/or comments via e-mail.

Helpful Information
  • Surety must be posted by the property owner.

  • All plans must be approved by the appropriate county.  Proof of approval must be submitted as part of the permit package and varies by plan.

  • Completed automated data disks are required for all site plan permits.

  • Geographic information Systems (GIS) -  Download GIS Data

  • A CD with electronic files for the complete site plan is required for all site plan permits. The files must be in Group 4 TIFF format.

  • Some Site Plan Permits will require the submittal of an "Initial Street Acceptance package" after June 6, 2005. See Street Acceptance Guidelines for more information.
